Frequently asked questions.

Straight answers to the questions landlords ask us most. Can't find yours? Call us on +44 7402 112002 or email matt@emergeliving.co.uk and we'll get back to you. We typically reply within 1 hour during business hours (8:30am–11pm), and never take longer than 4 hours.

Getting started

What services do you offer?

Full-service short-let management: property launch and set-up, professional photography, listings on Airbnb, Booking.com and Vrbo, dynamic pricing, guest screening and 24/7 communication, cleaning and linen, maintenance coordination, inspections and monthly reporting.

How do I get started?

Book a free call or fill in our contact form. We'll research your property and send a personalised income estimate within 48 hours. If you'd like to go ahead, we'll sign a simple agreement and plan your launch.

How long does it take to go live?

Usually 3–4 weeks from signing, depending on whether the property needs furnishing, certificates or styling.

Which areas do you cover?

We manage properties across the North of England, including Manchester, Liverpool, Leeds, Sheffield, Newcastle and Nottingham. If you're nearby, get in touch anyway.

What makes you different?

We're independent and founder-led. You'll deal directly with Matt and Jaydn, get full transparency on every booking and cost, and have a small local team who treat your home as their own, not a call centre.

Fees & payments

What's your pricing model?

A management fee of 15% of gross booking revenue, plus a one-off launch and set-up fee of £530. Cleaning is usually covered by the guest cleaning fee. Optional extras such as furnishing are always quoted in advance.

When and how do I get paid?

Payouts are made by the 10th of every month by bank transfer, with a statement showing every booking, fee and cost.

Who pays the bills?

As the owner, you pay utilities, Wi-Fi, council tax or business rates, and insurance. We include all of these in your income estimate so you see a realistic net figure.

Am I tied into a long contract?

No. Our agreement is rolling with 90 days' notice. We'd rather keep you by performing than by locking you in.

Will I earn more than with a long-term tenant?

Many well-located properties do, but not all. That's why we start with a data-led estimate comparing both options for your property. If short-letting doesn't stack up, we'll tell you.

Guests & safety

How do you vet guests?

Every booking is screened: ID verification for the lead guest, profile and review checks, confirmation of the purpose of stay for higher-risk dates, a minimum age of 18 and agreement to our house rules.

What about parties?

Parties and events are strictly banned. Decibel-only noise sensors (they never record audio) alert us to problems, and guests who break the rules can be asked to leave.

What happens if a guest damages something?

We inspect the property after every stay. Damage is photographed, documented and claimed from the guest, their deposit or the platform's host protection scheme, and we arrange the repair.

Who do guests contact during their stay?

Us, 24/7. Guests never have your personal details, and you'll never get a call from a guest.

What kind of guests stay?

A mix of contractors and business travellers midweek, and couples, families and event visitors at weekends. We position each property to attract the right guests for its location.

Your property

Can I still use my property?

Yes. Block any dates through your owner calendar and we'll keep them free. We just ask for as much notice as possible.

Does my property need to be furnished?

Yes. Short-lets need to be fully furnished and equipped. If yours isn't, we'll create a furnishing plan to suit your budget and can arrange everything for you.

Who handles maintenance?

We do. Small jobs are handled by trusted local trades, and anything above £100 needs your approval, except genuine emergencies.

My property is already on Airbnb. Can you take over?

Yes. We can take over your existing listing so you keep your reviews and ranking, then improve photos, pricing and settings from week one.
