Whether your property is empty, tenanted or already on Airbnb, here's exactly what switching to a professionally managed short-let involves, and how long it takes.
Is your property suitable for short-letting?
Most properties can be short-let, but not every property will out-earn a long-term tenancy. The best performers usually have a clear reason for guests to stay nearby. In the North West that's often contractors working on local projects, visiting healthcare staff, business travellers, families visiting relatives, and event and leisure guests.
We look at five things when we assess a property:
- Demand drivers: hospitals, universities, business parks, infrastructure projects, stadiums and tourist spots within easy reach.
- Property type and size: two- and three-bed homes with multiple beds suit contractor teams; well-located one-beds suit couples and solo business travellers.
- Parking and access: off-street parking is a big advantage for contractor bookings.
- Competition: how many comparable listings exist nearby, and how well they perform.
- Permissions: whether your mortgage, lease and insurance allow short-letting (see below).

Checks before you start
A few permissions need to be in place before your property can take its first booking. We'll walk you through each one and flag anything that needs attention.

What you'll need to provide
- [3] full sets of keys, plus any fobs, parking permits or bin store access.
- Copies of any existing safety certificates (gas safety record, EICR, EPC).
- Mortgage lender consent and, for leaseholds, confirmation that the lease permits short lets.
- Your short-let insurance policy details.
- Utility and broadband account details (or we'll help you set these up).
- Bank details for payouts, and ID for our client onboarding checks.
- Any dates you'd like to block for your own use.
If your property is currently tenanted
A tenancy must end lawfully before a property can be short-let. Since the Renters' Rights Act came into force on 1 May 2026, Section 21 "no-fault" notices can no longer be used in England. Tenancies are now periodic, and landlords need a valid legal ground to regain possession, although tenants can still choose to leave with two months' notice.
If you're planning a switch, take advice from a solicitor or specialist before serving any notice. In the meantime, we can prepare your estimate and launch plan so we're ready to go the moment the property becomes vacant.
Already listed on Airbnb?
Great, you've already done the hard part. We can take over your existing listing so you keep your reviews and ranking history. On Airbnb, we're added as a co-host so the listing stays in your account. We'll then audit your photos, pricing and settings and make improvements from week one.

Do I need to be local?
No. Many of our landlords live elsewhere in the UK or abroad. We're your team on the ground.
Do I need to furnish the property myself?
You pay for furnishing, but we plan it, recommend what to buy and can arrange everything for you. Where furniture is already in place, we'll suggest affordable upgrades that improve photos and reviews.
What if I change my mind?
Our agreement is rolling with [X] days' notice. Confirmed bookings are honoured or carefully transferred, so your guests and reviews are protected.
