What decides where your listing appears

Booking platforms want to show guests the listings they're most likely to book and enjoy. While the exact algorithms aren't public, the signals that matter are consistent:

Conversion

How often people who view your listing go on to book it.

Reviews

Your rating, the number of reviews and how recent they are.

Price

How competitive your rate is for the dates a guest searches.

Responsiveness

Fast replies and very few host cancellations.

Professional photography

Photos are the first thing a guest sees and the main reason they click. We plan every shoot around a shot list:

  • A hero image that stands out in search results, usually the best-styled living or dining space.
  • Every room, shot wide and bright, in the order a guest walks through.
  • Detail shots of the things guests care about: the bed, the workspace, the coffee machine, the parking.
  • The area: nearby landmarks, transport and the street itself.

We style the property before the shoot, and we re-shoot after any major refresh.

Titles & descriptions

Your title has a few dozen characters to win the click. We lead with what the ideal guest is searching for, not generic adjectives.

Descriptions are written to be skimmed: who the property is perfect for, the standout features, what's nearby, and how check-in works. Sleeping arrangements are always crystal clear.

  • Every amenity listed accurately, because guests filter by them.
  • Instant Book enabled, with screening rules that protect your property.
  • Check-in times and minimum stays set by season to avoid empty gap nights.
  • Cancellation policy chosen to balance flexibility and security.
  • Weekly and monthly discounts to attract longer contractor stays.

Listed on the biggest platforms

Your property goes live on Airbnb, Booking.com and Vrbo, each reaching a different audience. Booking.com is strong for business and international travellers, Airbnb for leisure and longer stays, and Vrbo for families. A channel manager keeps calendars, prices and messages in sync, so double bookings don't happen.

Ongoing optimisation

A listing is never finished. Every month we review views, conversion, pricing and reviews, then act on what we find. That might mean reordering photos, refreshing the title for the season, adjusting minimum stays or updating amenities.
