Property prep & operations.
A high-performing short-let takes more than furniture. It takes thoughtful design, strategic styling and a guest-first set-up, then flawless operations between every stay.
The guest-ready standard
Guests compare your property with hotels and every other listing on the page. Our guest-ready standard covers the things that drive five-star reviews:
Sleep
Quality mattresses with protectors, blackout curtains or blinds, and two full sets of hotel-quality linen per bed.
Clean
Spotless, fresh-smelling and photo-checked after every stay. It's one of the first things guests mention in reviews.
Connected
Fast, reliable Wi-Fi, a smart TV and a proper desk space. Essential for contractors and business guests.
Easy
Keyless self check-in, clear parking instructions and a digital guidebook answering every question.
Styling that sells
Your photos are your shop window, and styling is what makes them work. We recommend a calm, neutral base with natural textures and a few warm "hero" details that photograph beautifully: a styled dining table, a statement headboard, plants and good lighting.
- Durable over delicate: performance fabrics, washable covers and solid furniture that survives busy calendars.
- Enough of everything: seats, plates, towels and hangers for the maximum number of guests, plus spares.
- Beds matter most: twin beds that zip into a king make a property work for contractor teams and couples alike.
- Nothing personal: remove personal items and lock away anything you'd like to keep for your own use.

What happens between every stay
Every turnover follows the same checklist, so standards never slip:
- Guest checks out; the door code expires automatically.
- Professional clean to our checklist, with fresh linen and towels.
- Consumables restocked and alarms tested.
- Inspection for damage, missing items or maintenance needs.
- Photo report submitted; issues logged and actioned the same day.
- Property marked guest-ready for the next arrival.
Maintenance
Short-lets get checked far more often than a traditional tenancy, so small issues are found and fixed early. Routine jobs are handled by our trusted local trades. Anything above [£X] is only carried out with your approval, except genuine emergencies affecting safety or a guest's stay. Every job is itemised on your monthly statement.
Access & security
- Smart locks: a unique code for every booking, active only during the stay.
- Noise monitoring: discreet sensors that measure decibel levels only. They never record audio.
- Exterior cameras (optional): doorbell or entrance cameras, always disclosed to guests and never inside the property.
- Owner's lock-off: a lockable cupboard for your personal belongings.
